Nothing is fixed for life. Each year you place your days wherever life needs them — book from 2 days to 24 months ahead, depending on package. Outside guests can only book 3 months out: owners always outrank guests.

Questions about ownership.

You are acquiring ownership through a Voluntary Association (任意組合) association structure under the Japanese Civil Code, which grants you permanent, transferable rights to a fixed number of days per year in a specific HOTELA residence.

This is not direct real estate title ownership. Instead, it is a structured ownership right within an association, designed to provide greater flexibility, efficiency, and ease of transfer compared to traditional property ownership.
Traditional real estate ownership in Japan involves significant acquisition taxes and fees, complex transfer procedures, and ongoing administrative burden. The HOTELA Voluntary Association structure is designed to remove these frictions.

  • Simplified transferability. Ownership can be transferred or resold without the heavy costs and delays of standard real estate transactions.
  • Operational efficiency. The association manages all property operations, maintenance, and standards on behalf of owners.
  • Protected ownership environment. All incoming owners are vetted to maintain quality, security, and long-term asset integrity.

No. A timeshare sells access — typically locked to fixed dates, difficult to resell, and often impossible to exit. HOTELA sells you a real asset: days you own permanently, schedule flexibly, and can sell or transfer freely.
You buy a package: 3, 9, 15 or 30 days a year. One day in every three is peak season — which is why every package is a multiple of three. You can hold more than one package, and owners who bought before the packages existed keep exactly what they hold. Each residence has a maximum of 320 bookable days per year — the rest remain unsold to preserve exclusivity.
Each year, you select when to use your days through the HOTELA booking system. Up to one-third of your days are guaranteed during peak season. The remaining days can be placed anywhere on the calendar.
Yes. You can sell all or part of your ownership through the HOTELA marketplace. Unlike traditional real estate, you can sell ten days to one buyer and keep the rest — at a price you set, on your timeline.
Days you don't use can be placed into the HOTELA rental pool, where they generate income at premium nightly rates. You earn from the days you're away — with no management effort on your part.
Yes. Your ownership can be transferred to family members. Because it is structured as perpetual usage rights (not a property deed), it avoids the property transfer and inheritance taxes associated with traditional real estate in Japan. Your HOTELA representative can provide more details.
