Understanding HOTELA Ownership

  • HOTELA only increases the monthly operating expenses if there are justifiable reasons for it, such as an increase in household expenses, such as insurance rates, real estate taxes and related expenses.

  • The HOTELA Ownership Purchase Agreement is a legal document that defines the financial terms, obligations of management, and operational guidelines governing the relationship among HOTELA Owners and of the HOTELA special purpose subsidiary managing HOTELA residences.

  • HOTELA plans and manages repairs and upgrades for your residence and amenities. These allocations are solely intended for the maintenance, repairs, and upgrades of the properties. In the event of significant repairs, HOTELA conducts an open competitive bidding process before assigning funds for such repairs.

  • Hotela combines what it means to a have second home, a safe and secure haven for you and your loved one with all the services of a luxury hotel lifestyle. But today’s luxury hotels are predictable, dare we say, “boring”. At Hotela, our sole purpose for being is to use reinvent and create new, refreshing and totally reimagined amenities that will inspire a whole new world of living the dream.   • HOTELA is required maintain 7-star services and amenities for all owners. HOTELA plans amenity obsolescence for each amenity based on usage and well as popularity. New amenities also will replace existing amenities if the existing amenity usage is low.

  • On-site amenities such as a fitness centers, bars and lounges are sometimes located within the same structure. Off-site amenities can exist anywhere in the HOTELA neighborhood where your second home is located usually all within easy walking distance. Owners and guests have access to both on-site and off-site amenities.

  • Many amenities such as our Chefs Kitchen, Movie Theater and other facilities are booked privately so that you and your VIP guests can enjoy the privileges that are part of the HOTELA experience.

  • Most amenities are available at all hours. Not everything is a morning person, so we create a world to allow you indulge in your favorite activities when it suites you.

  • HOTELA offers a diverse range of services to its second homeowners, such as continuous maintenance and property management, management of monthly owner expenses and taxes, LLC oversight and conflict resolution, continuous neighborhood innovation and enhancement of the HOTELA app and other digital technologies, and dedicated support for owners throughout the year, including on holidays.

  • HOTELA utilizes its subsidiaries and its properties as collateral for providing loans and mortgage for the owners.

  • HOTELA residences are designed for perfection and your satisfaction. Submit your request to HOTELA for anything such as upgrading the sound system or adding a new feature and your request will be submitted for review. Simply inform your HOTELA Manager for details.

  • HOTELA uses LLC’s or equivalents fully-owned subsidiaries, which serve as a cohesive entity that safeguards and represents the interests of all buyers.

  • An LLC is a type of limited liability company that has more than one member. In Japan, HOTELA uses an LLC equivalent called Godo Kaisha (GK) which has a similar legal framework as US based LLCs. LLCs are a popular business structure used by various companies and organizations to bring organization and protect the personal assets of their owners.

  • The management of the LLC is managed by HOTELA.

  • HOTELA ownership is not the same as a Tenancy in Common (TIC). Unlike TIC, where each owner's name appears on the deed, requiring a formal real estate closing and deed recording for each share sale as well as transfer taxes and estate taxes in case of inheritance. HOTELA uses a LLC, where each owner purchases one or more HOTELA Ownership shares for each residence.

  • Yes, it is possible for companies to purchase HOTELA Ownership shares, provided that they comply with the HOTELA guidelines. All corporate owners must appoint up to 3 authorized managers to manage the shares. A sole authorized user must be assigned the user rights by the appointed managers.

  • HOTELA acts as the corporate guarantor of any share financing, providing protection to owners in the event of another owner's default. In case of an owner's default, HOTELA will take over the loan servicing. If the default is not resolved in accordance with the terms, HOTELA will foreclose on that particular share and manage its resale without any disruption to the ownership group.

  • Owners are not restricted from selling their share at any time from date of ownership. You can set your own price, and HOTELA will assist you in listing and marketing your share similar to a traditional home sale. All sales transfers go through screening process to ensure the quality of the HOTELA Ownership experience. HOTELA does not currently provide financing for resales.

  • If something breaks due to normal wear and tear, the reserve fund for each residence is responsible for repair or replacement costs. However, each owner is responsible for replacing or repairing items damaged or missing items as a result of their actions, such as a broken windows or artwork removed from the residence.

  • Yes. Your lender would need to have the loan registered with HOTELA and agree to comply with HOTELA terms of the agreement in case of default by the borrower.

  • The maintenance fees is all inclusive and covers all costs including taxes.

  • The ownership deed of the property is registered under a solely owned subsidiary of HOTELA. This company buys the property, fixes it up, and decorates it. HOTELA provides the legal framework for HOTELA ownership for each residence and each of the owners has a position in the partnership agreement regarding Hotela's luxury residences. It also provides loans to buyers. People can then buy one or more of these shares in the HOTELA property they choose. HOTELA takes care of the management and customization of these homes.
