Selling ownership interest in your home, office building, apartment building or hotel can offer you the opportunity to continue using or benefiting from your real estate asset while sharing the costs and generating liquidity. If you have an asset that you love but aren't utilizing to its fullest potential, HOTELA's modern ownership structure can unlock your asset's value making HOTELA an excellent choice for you.
HOTELA will evaluate, partner, and promote to sell a mutually agreed upon ownership percentage of your asset, if it meets HOTELA’s criteria. Once the agreed interests are sold, your property will be transferred to a specific LLC or equivalent exclusively for that property. You can maintain your preferred ownership percentage, up to a maximum of 50%, while HOTELA takes responsibility for finding buyers for the remaining HOTELA ownership percentage.
As the seller, you can expect a hassle-free and effortless process. We collaborate with a local real estate agent to develop a comprehensive collection of customized print and digital marketing materials to showcase your home in the best way possible. Following the completion of the sale, we add aesthetic finishing touches and handle any required repairs.
The HOTELA team has decades of combined experience in the real estate sector, our team is adept at leveraging both online and offline marketing strategies to generate buyer interest. Additionally, we collaborate with local real estate agents who has in-depth knowledge of the community and can advertise the listing to their established networks.
All potential HOTELA Ower are subjected to a screening process to ensure that they align with our owner code of conduct. We reserve the property exclusively for the use of owners, rental customers, and their guests.
Following an assessment of the property by our interior design team, we determine whether the existing furniture is suitable for HOTELA. If it is deemed appropriate, we purchase it directly from the seller. However, if the furniture does not meet our criteria, we undertake a complete interior design remodel of the home after the sale has closed.
As soon as twenty-five percent of the available ownership interest are sold, HOTELA and the seller transfer the property into a property-specific LLC or its equivalent. At this point, owners can start using the Property while HOTELA continues to market and sell the remaining ownership shares.
If all the ownership shares of your property have been sold, you have the option to sell your portion of ownership at any time. You determine the selling price, and we will promote the property as we would a standard property listing. However, the other owners have the right of first refusal before the property can be sold to an outside party.
HOTELA will focus its initial purchases in locations where it is in the process of opening or already has existing locations.
